You should negotiate a flat fee (exclusive) license for to use of the finished song for their type of project, but don't just sign away your publishing rights!
If they do want full ownership, they should be prepared to pay you a lot of money - i.e. $100k or more! Why? Because the song could make you a lot of money in other contexts in the future. If they deny you the option of earning that income (instead opting to earn it for themselves), you deserve a fair compensation for that.
